The challenge

Where things stood

Ashford managed a 1,200-unit rental portfolio through phone calls and paper leases, so a maintenance request could sit unlogged for days and rent payments arrived by check that had to be manually reconciled against each unit.

The approach

How we got there

01

Unified tenant portal

Built a single portal for rent payment, maintenance requests, and lease documents, replacing phone calls and paper with a workflow tenants could track themselves.

02

Online payments with reconciliation

Integrated ACH and card payments that post directly to each unit's ledger, removing the manual check reconciliation Ashford's office used to do by hand.

03

Maintenance request routing

Routed maintenance requests to the right vendor automatically based on property and issue type, with status visible to the tenant throughout.
